Where is Bàu Bàng Warehouse Park?
Bàu Bàng Warehouse Park is at Lài Uyên, Bàu Bàng, in former Bình Dương province, now part of Ho Chi Minh City, Vietnam. The site fronts Bình Dương Avenue (the National Highway 13 corridor), about 8 km by road from Bàu Bàng Industrial Park.
How big are the warehouse units?
Each of the 10 warehouse units has a 3,800 m² footprint measuring 40 × 95 m, for 38,000 m² of footprint in total on a 70,945 m² (about 7.1 ha) site.
Can I lease more than one unit?
Yes. You can lease a single 3,800 m² unit or several units, for example two adjoining units for 7,600 m² of footprint.
How are the buildings constructed?
Each unit is a two-level steel-frame building with steel columns, steel beams and a steel-deck upper floor, served by two goods lifts.
Does each unit have its own access?
Yes. Every unit has its own gate, so each tenant can control its own entry and goods movement.
How far is it from Ho Chi Minh City, the airports and ports?
Approximately, by road: HCMC centre ~62 km, Tân Sơn Nhất airport ~61 km, Cát Lái port ~70 km, Long Thành airport ~99 km and Cái Mép port ~118 km. Thủ Dầu Một is ~32 km and VSIP II-A ~27 km.
What road does the site front?
The site fronts Bình Dương Avenue, a 22 m asphalt road with 4 m sidewalks on the National Highway 13 corridor between central HCMC and Chơn Thành.
Is Bàu Bàng still in Bình Dương?
Bình Dương province merged into Ho Chi Minh City on 1 July 2025. Bàu Bàng is now a commune of HCMC; many people still search for it as Bình Dương.
Are the warehouses leased direct, with no broker?
Yes. The Bàu Bàng warehouses are leased direct (chính chủ), with no broker – you deal with Vietbi from site visit to lease.
Who is leasing the warehouses?
Leasing is handled directly by Vietbi, a family business with 15+ years in commercial and industrial property that owns and manages several warehouses and properties in Bình Dương. There is no broker.
Which infrastructure projects are planned nearby?
The HCMC – Thủ Dầu Một – Chơn Thành expressway through Bàu Bàng is under construction and reported as targeted for mid-2028, and the Ring Road 4 section through former Bình Dương has been under construction since June 2025.
When will the warehouses be ready?
Estimated completion is the end of Q2 2027, subject to final design and contract.
